Some buildings trade on their cache, some on their location, and some on value. Center City One is a building located near Broad St. that generally trades on value. The resale prices have been artificially depressed for a number of years as the building has hesitated to spend the time and money needed to spruce up their common areas. Buyers are going to react positively to the upgrades.

Values are expected to rise as a result. The building has so much going for it in terms of ease of living, that values can go nowhere but up. The location speaks for itself as values in the area have risen over the years, thanks in part to the addition of the Symphony House. Also, the two bed, two bath layouts at 1326 are arguably the BEST in Center City-Split floor plans, and tons of closets always generate positive comments for the building. A friendly front door staff, liberal pet policy, and possible on-site rental parking all add to the value of Center City One. And the views from the higher floors -be it a northern or southern view- are exceedingly strong.

As a realtor in Philadelphia for over 20 years, I know buyers will find this to be of the strongest buys in Center City thanks to these upgrades!
